How do I move out a tenant?
The following steps outline the move out process for a tenant. You'll want to move out a tenant when you've lined up any charges that might need to be applied against the tenant's security deposit.
First you'll want to select the tenant actions tab to show all of the actions for this tenant.
Next, select the "Moveout" action.
At first glance the move out form might seem a bit complicated, but it's really powerful and pretty straight forward.
First, you'll want to select the date to move out the tenant. You can even choose to move the tenant out right this minute. Give it a reason and a brief note if you like for referencing later.
Under the "Deposit Overview" you'll see the deposit amount collected for this tenant and you'll have the option to add any interest collected (this is required to be paid back to the tenant in some states). Then select the bank account in the system where the deposit is located.
Finally, you can chose any existing or new charges to deduct from the deposit on record then refund or forfeit the remainder.
Charges that are already on the tenant record will show up here to be taken out of the security deposit. If you don't want to deduct these charges, just put zero for the deduction field. You will want to remember to add/adjust these charges after moving out the tenant though, so the tenant doesn't appear as delinquent in the system.
After you save the move out for the tenant, you'll then notice that the tenant has been updated and set to move out. On the date set, that tenant will then be placed in the previous tenants bin which can always be accessed from the tenant drop down at the top (you can't miss it).

Hey Joan, just replied to your support ticket on this topic as well. That said. Here is how it's done...
Click "Previous Tenants" at the top of the tenant list, underneath a unit (this only shows when you have moved out tenants for a given unit). From there you'll see all the previously moved out tenants. Choose to "Modify Lease" for the tenant you wish to move back into the unit. Set the new lease terms (if applicable), and save. That's it.
